Send it to be recorded and the recorder will quickly let you know if it cannot be recorded, due to irregularities not allowed under NV law.

remember to send with recording fee.

Seeing that the grantor is basically giving you his property in return for your releasing whatever claims you had/have, I’d think you’d be rather pleased.

I just received a deed from an owner on a Nevada property. The deed has no transfer tax, but on it the deed has a release of all the claims I filed when I sued the owner. Is this a valid deed? Can the deed contain a release of a claim? Is this considered an encumbrance, which I understand that Nevada law does not allow on the face of its deeds? Thank you for your help, sites to Nevada law would be most appreciated.
