It is mold created from water damage. The insurance industry in TX must be at least as bad as the one in Vegas though. So I wouldn’t use that as a deciding factor.

I’m going to be moving in the summer, either to the Las Vegas area, Dallas or Austin, TX. We are pretty much undecided and either of these places would be good for us for all the other reasons, so now I’m trying to figure out which area would be best for various types of real estate investing … or if it even matters. Does anyone have any thoughts or opinions on these areas in regards to both short term (flips, rehabs, etc.) and long term (rentals, etc.) REI strategies?

Probably there are not many people who would know well two or three different markets which are separated by a lot of miles. So, you may have to do your own comparisons. You may want to visit each and see what you think.
Here is your choice: nice in the wintertime and hellishly hot in summer or moderately nice in the winter time and hot with lots of humidity in the summer time. And Austin and Dallas are close enough that their climates are not very different.
Now, you might want to consider some moderate-sized place near those you are talking about. For instance, Henderson, NV. Or, a place I like, Denton, TX, near Dallas. And Fredricksburg, TX, near Austin might be a good choice–up in the hills.
There are actually a lot of smaller cities around Dallas. Ft Worth and Arlington come to mind immediately, but there are more.
Oh, I forgot to mention: Tornados. Check out TX areas to see where they hit. About half the time I go back to OK there is damage from some natural occurence, sometimes from the tornados. At least the scenery changes in OK–you go back one time and you won’t see the buildings that you noticed the last time you were there. Blown down or away. Makes for good job security for the roofing industry.

Both the Las Vegas and Dallas areas provide great opportunities for real estate investors. There are many many foreclosures to deal with in Vegas. Lease Options are a strong play in the area as well as fortunes come and go with the roll of a dice. Dallas has some great wholesale opportunities as well as anything else you could possibly be looking for. Good luck finding insurance though. Many major players have pulled out of the area. Two words. Black mold.

dallas should have some opportunities…i’m from houston which should have some plays as well…you can’t go wrong down in texas

There seemed to be deals 'o plenty when we were down there, last month. A better market than Austin.
