This is true in many cases, but not all. This is why I line up my own lenders through my mortgage broker or through other contacts for my buyers to use. If you shop around, these lenders are out there. Contact some local mortgage brokers and discuss this with them to see if they have lenders for this particular situation.

This is also beneficial in helping you close more deals in another way. Steve Cook, who sells an excellent course on wholesaling advocates becoming a “one stop shop” for your buyers. Line up the property AND financing for them ahead of time so you can get deals closed fast.

I’ve been told that lenders won’t finance a buyer on a house that has been owned for less than a year, and has a big difference between the purchase price and selling price.
Is this true?
