I have started doing the due diligence on a rehab project that has been fire damaged. I was woundering besides just being a disclosure issue to the next buyer how much does it acutually bring the ARV down if all the damage has been repaired? How would you figure the ARV on this one?

I have done many many fire damaged rehabs, with over 80% fire damage on the property, and not once have I had to sell a home under it’s normal retail value because of the history. Make sure that your work is good though, and when the prospective buyers walk through that home they should feel they are walking into a practically “new” home and that’s what will make the sale.

At least that’s my experience.
