I have had good success refinancing rental properties with Greenpoint Mortgage (greenpoint.com) and flagstar bank (not sure of site address). I bought properties through them with only 90% LTV and have refinanced at 80% with cash out. I don’t know if they do business in Florida but you can check them out.

Iam looking for a bank who will work with me in Florida. I have 10 properties I want to refinance into a good intrest rate. I have excellent credit. I NEED A BANK THAT WORKS WITH INVESTORS.

if you have good credit and sel employed you might try greenpoint and if you have good credit and work for someone and make like over 40k or 50 k try homesource financing
