I would return the call and tell them he never missed a payment. If he doesn’t get the new place due to your bad referral you could have a couple of issues. One is that he won’t be moving soon. The other is that he could cry some sort of discrimination if he is in a protected class.
If he were already out, I would simply tell them that “although he paid on time, I would not rent to him again”. I wouldn’t give any specific reasons
I got a tenant. Makes 250K annually. Staying over on the lease. I don?t like the guy, so he’s gotta go! Filed a UD and now he using me for a referral. Go figure. The guy has been a real bass tard from the start.
So here’s the deal. I’ve got several thousand of his dollars in deposit. The lease clearly states the losing party is responsible for reasonable legal fees to enforce the lease agreement. He’s not taking a BK to drag the thing out. He’s packing and loading as we speak, but he will over stay by two weeks.
So the new PM is calling me for a referral on this Jack a$$. Do I tell them I have a UD currently files, or do I tell them to check the superior court files for his name, or do I tell them he’s lived there a year and never missed or been late on a payment, or do I not return the call? All are true. I could write a novel on what a jerk this guy’s been.
