I am negotiating with a seller to grant me a 60-day option to purchase their property. My question to the forum is do I record the option then assign it or don’t record it, assign it and then record it at closing. Please advise.

I don’t think you need to record it with only a 60 day option period. Just assign it, collect your fee and your done. Let the seller and buyer close.
