I’m looking to start holding some small multi-family units, what books can I pick up at Borders or Amazon that can give me a good working knowledge of how to go about evaluating my monthly cost to come out with positive cash flow every month? I have a nice little backing now and can handle a “Big” problem if one should arise.
Read Thomas Lucier’s book, How To Find, Buy And Turnaround Small, Mismanaged Rental Properties For Maximum Profit that’s available at amazon.com. It’s extremely thorough and full of excellent advice!

Landlording by Leigh Robinson deals with the management of rental properties and is the best for that.
other books I like are
“Buy and Hold” by David Schumacher
“How I turned $1,000 into 5 million in real estate in my spare time” by William Nickerson
the last one is sadly out of print but check library and used book stores including amazon.com and barnesandnoble.com
I have reviewed about 30 books at Amazon.com mostly on real estate and mostly positive.
