the easiest and least expensive software I have found is found in Any computer software store. It’s Quickbooks, by Intuit. There are a lot of other programs out there that I have looked at, and even though they are impressive (practically making you coffee in the morning), they are not really necessary unless you are managing hundreds to thousands of properties.
I would use Quickbooks, and make sure you read up on the “Your type of business” parts when you are setting up the business for the first time. There is a whole section in there about Property Management.
