yes. REI is a good biz. but the market conditions which prevail in parts of the counrty should serve as a warning to you. this is not an easy biz, and it is certainly not a “get rich quick” biz. there is a lot to learn, and there are hundreds of ways to #$$% up.

one of the best ways I can think of for $%%%ing up is to buy properties with no money down. because you enter the deal over-leveraged, with no room for bad news. people who did this in 2005 are singing the blues now, because their debt load greatly exceeds their property value (in many places, anyway. there are SOME places which have gone up since 05).

Hello,

I’m interested in getting started in real estate investing. I was part of a rei group that has now dissolve, so I have been doing a lot of studying on the internet & books. With the market like it is, the subprime mortgages & foreclosures, is real estate investing a good business to still get into.

That’s sort of like asking if the stock market is a good business. There are several ways to invest in real estate, just as there are several ways to invest in stocks, and market conditions just alter the “best” ways of investing.

Right now, the best odds are on quick turnaround, not long-term holding. There’s still money to be made on both, but the risk is lower on flips… and greater risk doesn’t always mean greater reward.
