Now, there had to be SOME contact, or how did the broker agreement get signed?

Then next question is, what does the agreement say about getting paid? Most broker listing agreements spell this out pretty clearly.

the agreement was signed a 10 months ago, as an open ended agreement in the search for a home - this broker did not show, tell, or even know about the purchased property. broker is now looking for commission…

Are you saying you or someone signed an “exclusive” agreement with a broker, in this case a buyer’s broker, open ended, for the broker to find the buyer a property or properties and now 10 months later after the buyer has found a property himself, wants the buyer to pay him a commission? If so, and if that is what the contract says, I would say the buyer definitely has a problem. Looke carefully at the contract to see if all that fits. By the way I would suggest giving the broker written notice of termination post haste. To me it defies all logic that any half way knowledgeable Investor would do that. However we all make mistakes. On of the prime ones any especially new Investor is likely to make is to think that relators are in the business to help him or her. Day after day we see examples, even on this site that, that is not the truth. Is that the case?
