On financing I don’t think agent or not affect financing your deal or I might be missing something.

the stronger you are on these 4 the better rates and terms you will get.
You can also use this to warm up the sellers to carry a note.
When I am loking at borrowers eyes I am always measuring them on these four areas or letters.Four easy letters to remember. Same way with potential tenants. More comments from the board is appreciated.

Was wondering what the major advantages and disadvantages of getting a real estate license. Besides acess to the MLS, which anymore pretty much anybody can get to online, what other major advantages does an investor have by obtaining a license. Other people told me how it would save on commission cost when buying, but my theory is, if you find a great deal listed with a agent then commission doesnt really matter, because investors are always going to buy way below market value. A great deal is a great deal either way you look at it, listed or not. If the price is right, buy it. Anyways, any input would be great!

Licensed agents need to disclose to sellers and buyers that he,she have DRE lic. You are supposed to know much more than the unlicensed transactor.
In the event of legal conflict licensed agents are supposed to be responsible for other issues that you should have put in the contract to protect the sellers or buyers.Not being able to protect the unlicensed can be a problem.
Example: Value Disclosure. value of property can be higher or lower than the selling price must be disclosed. Depends on which side of the transaction lic. agent is.
If you are not planning to earn money on commisions don’t get a license.
