I have a post for beginners which I have just revised and will post today for you, and others to read. It is titled “beginners success.” I have just revised a couple of other posts which go well with that one, and will put them up at the same time.

I like tax liens and tax sales. However, we are all different.

What you are referring to is called “wholesaling” and there are lots of materials available on the main CREONLINE.COM bulletinboard. Search under that phrase or “flipping” which is a more generic phrase.

If you want to invest for long term cash flow, rentals are an excellent way to go. Good for those who earn their living outside of real estate investing.

I am a Deaf real estate investor wanna-be. Currently am a loan orginator mortgage broker. I have never invested but I am reading tons of books on the matter. Right now I have Kiyosaki’s book Rich Dad, Poor Dad, Cashflow Quadrant, and Real Estate, and other one based on network marketing which I am in already. In his books he mentioned Tax lien investing although he never said how to do it, just a mention here and there. Other than John Beck’s course Free and Clear, are there any others? Lou V is selling his tax lien at foreclosureworld or foreclosuretraining for $127. Thats pretty costly. I dont want to invest my money into courses and find they do not work. Kiyosaki’s book does not really go into details on HOW to do it, Im looking into HOW it works and How to do it any courses you have bought and are satisified and it works please do let me know. Education pays not ignorance. I am in West Fargo, North Dakota, we have tons of properties here on back taxes and bank reo foreclosures.

stay away from Ted Thomas overpriced

stay away from Roy Stubblefield for $80 you get the state law for your state. You can get that FREE at any law library, there’s usually one at evry courthouse.

There’s others selling material but I haven’t seen any that are any good or worth the money. and I’ve been doing this for 3 decades.

I do recommend John Beck’s program. The version I have is printed books and a couple of CDs and a video tape or two. There is more information there than in any other other source.

It is really for a self-starter, who can read the material and go and do it without a lot of hand holding.

I consider John a friend. So I am not unbiased. But, I have a copy that I bought myself, as I wanted to know more. I have been investing in tax sales for some years and the last seven houses I bought I got on tax resales.

Roy Stubblefield has some decent individual state manuals. But the cost of one of his state manuals is more than the “Free and Clear” which covers every state and Canada.

A book I can recommend “How to Invest in Tax Delinquent Properties” by Wesley Barney.

He has info on tax liens, assignments and deeds.

I’ve been reseaching tax lien certificates also. I recommend reading ‘The 16% Solution’. It’s ten years old, but is still in bookstores. I found it in my library. Be very careful regarding John Beck’s system. I purchased it from the infomercial for $59 and received 1 video,3 booklets and 4 Cd-roms. The info he provided was copied directly from county documents. The worst part came during my “free consultation with a specialist”. That turned out to be a high pressure sales pitch with an annoying salesman. They wanted me to pay $4700 for their system. I said no thanks. I’m asking cpa’s, lawyers and realtors for advice. Will keep you posted, and good luck.

Thanks Ron for your prompt reply. I have always valued your opinions on every post that you’ve made on this board especially on saying that for a newbie not a good idea to invest in foreclosure homes. I agree with you on that part. I have never been a home owner or invested into real estate. I have Carlton Sheets program, his ideas are great for a newbie, however I do not want to be a “landlord” even Kioysaki’s book mentioned “landlording” but using property managers, that cost money as well. Different investors do different things. My question for you is this would you recommend for a newbie like myself with no experience to start with tax lien certificate investing? Or would you recommend buy low, sell high, meaning wholesaling and then retailing, flipping properties. I have been reading so many articles on this site and it gets overwhelming for me so how do I narrow it down to focus on one or two niches?? The concept in Rich Dad, Poor Dad mentioning “tying down” between the seller and buyer and u get a finders fee for that so how is that done? He is good at explaining our mindset but doesnt say how to do things which left me hanging, not a good idea to do that to readers.

I bought John Beck’s program also. However, I have not talked to any “mentors” I started doing my own research. I went to Riverside Auction; however, I did not have enough time to prepare. I am going to las vegas auction and San bernardino auction. I am going next weekends to look at properties listed on auction sale. These will be “learning” auctions. IF you do your “digging” around I feel you can find all the answers. This way you will learn more also. Moreover, at auctions, you will other investors!
