a RE license is the most powerful investor’s tool that there is. The ability to look on the MLS and buy properties while getting a commission is awesome. I try to purchase one property every month strictly using the MLS. Just today i had an offer accepted at 15k cash for a property listed at 21k. I already have a buyer ready to buy it from me at 41k. I also have a rehabber who will completely restore the house for $4200. Here is the key to being a licensed realtor and an investor. Have cash! Money and a RE license will lead you to the promised land. Another reason to have a RE license. As an investor it is very hard to get into the home of a distressed property owner. But, as a realtor I always get in the door. Then once I’m in and get the confidence of the seller I put my investor hat on. Works everytime. If a RE license is a waste of money then then i might as well throw away the 70k in profits that i have already made this year by buying directly from the MLS, which as a realtor I get right in the comfort of my own home.

The best advice someone ever gave me when I asked them what would they rather have-- an MBA(Master of Business & Admin) or Have 4 Years Business Experience in Sales?
They Said they would want Both!

Do Both, there shouldn’t be anything stopping you from becoming a realtor and doing your own investing on the side.
First, I would read here all the messages in all the forums. Learn about the different aspects of creative real estate.
Second, I would use the search archives here to get more understanding of the things I didn’t quite understand. For those terms you didn’t understand, you can look them up and see the discussions about them in the past.
Third, I would read every description about the courses offered here. They are listed under the Books & Courses menu selection on the left side of your screen. This would help determine what the courses teach and what types of courses are offered.
Fourth, I would buy the course(s) that interested me and what I think best suits my direction that I want to go. Pay by credit card and get the education started.
