Contact an architect or licensed engineer practicing in that local area they will know what to do and can make sure the lot dimensions allow for construction (zoning regulations review).
If it is a small town the local buildings department is a convenient place to make inquiries.

I spilt some land up that had a house on it. Which there is 1 lot with a home on it and 1 vacant parcel now. I did a refinance with a new company on the parcel with the house on it and the correct new sidewell #. When I had it spilt from the county and city level they created new sid-well numbers. So the spilt is offical both couty and city level.
My question now is that how do I go about getting the deed to the vacant parcel or how long do I have to wait for all this to be offical or clear. I’m in a hurry like everone to build on this lot, but need help finding out how the deed works or how the system works for this process.
