Doug has given you some great guidance. His advice comes from the experience of owning a park, and so does mine, so we’re going to have very similar opinions.

You didn’t say how many of the spaces/homes were occupied. My preliminary strategy for acquiring a park like this would be to have enough income to cover the primary debt. If the owner will sign a subject-to contract, then you have a lot of options. A key component of the acquisition will be your game plan for improvement, and an appropriate exit strategy.

Other concerns would be the condition of the water/sewer lines, verifying appropriate zoning, and developing a reasonable estimate of the costs involved in needed improvements, along with a timetable for completion. Priority items would be those that concern the streets or utilities, then those of appearance.

I wouldn’t be worried about being an hour away… you’ll do some of your best thinking on the way to or from the property!

My gut instinct says there is a deal here…

I came across a park that is very ugly and called and asked if they would be interesting in selling. They said sure. 53 pads 49 hooked up on 4.3 acres. They said it is a pain and would sell for just over what is owed - 170k, and my ears perked up. They have 15 park owned homes that they totally let go and are basically uninhabitable. One is half fallen in. I don’t have all the numbers but she said they are just breaking even and want out. About 6 of the lots are travel trailr size, it appeared at least 40 or so were Lonnie deal size. This property is an hour from where i live and was curious if you could give me any pointers on transforming this place. Moving out 15 junkers and moving in Lonnie deals an hour from me seems like it could be a pain. This should very conservatively bring $120 lot rent fixed up. It has city water/sewer which the park pays.
