Pat, so you’re saying with a down payment of 20%, and then borrow 50% from a bank, and let the seller finance the last 30%? While we are on it, the land is in soil conservation use for tax purposes right now, would the low taxes change with a new owner? thanks

What price would you put on raw land for cash? Good development potential, nice looking wooded residential lots, path of progress etc. BTW, would a bank lend on something like this with 20% or so down?

LTV cap on raw land is generally 50%. Will the seller finance 30%?
