I have a quit claim deed on a piece of propery. the property is up to date on taxes and their are no leins on it. Do I legally own the property to do with what I want or do I need to obtain a warranty deed? any response would be helpful.

If the one who gave the quit claim deed had clear title, you are fine. I would however, worry about a clouded title. It is always best to get a title opinion before paying the money to buy. That way any issues can be dealt with.
I have had several opportunities to buy properties from folks that claimed to own a property outright. Then during the title exam we find out that there are other owners involved. In one case an ex still had a legal share. It took months to find her and clean up the title. In another case it so happenned that the widow neglected to tell me that her dead husband had kids from another marriage. No probated will so they technically still had an interest in the property. Didn’t buy, too many kids spread around the country.

While I used to resist this I’ve learned over time that the very cheapest OK I can get is from a local T Co…and if and when you sell the prop that T Co’s clearance of your title is going to be essential.
