With a exucuted and notorized QC Deed you are the owner. You could just record it and you own it. If it is a profitable deal, record and proceed. The seller will probably file a suit against you but unless fraud, and you have a good attorney, you should be ok.
How is it you got deed prior to closing? Getting the deed signed is a closing.

I had a home owner quit claim a home to me and we were scheduled for closing. The homeowner never showed up and once I contacted them, they said that they were not going through with the deal. What can I do? Can I still close on the deal?
