Of those who do lonnie deals in New Hampshire and Maine, do we need a dealers license? This may be a dumb question, but I am looking into a Mobile Home Park with 12 lots and only 4 filled–(why??) and the owner is offering financing - sounds good and the rents will cover with other income that the prop has avail? Anything offhand I NEED TO BE concerned with??

No MH license whatsoever is required in NH, I called up one of the licensing offices and confirmed that. However, NH MH’s are treated as real estate as far as recording and closing are concerned. Check out the RSA’s at www.state.nh.us. NH MH owners have specific legal rights which are detailed there. For instance, I believe a park owner cannot force a MH to be moved upon sale, but read the law (and/or check with a lawyer) to make sure.
