I have a MH w/rust stains on the white roof. What needs to be done, & what would be a fair value to pay tenant for doing it? Don’t wnat to deduct it from rent. My fear is that he’ll postpone the work, figuring he can always get a rent discount NEXT month. If I offer to give him a Wal-Mart or Target gift card for the work I think his wife, who just had a baby, would keep after him to get the job done. I’m also a bit nervous about allowing a tenant on the roof–should I forget it & just hire someone? TIA

Just to give you a ball-park figure, I pay my local MH-repair people about $225 to re-seal a metal roof, that’s labor and materials.
But I agree with the Tony & Steve, I would prefer to hire out the work than let a tenant get on the roof. Now, my MH buyers are not tenants, but ‘owners’ so I have no responsibility for what they do after they move in, nor do I usually make any repairs after 30 days move in, although sometimes I’ll help out a buyer who really needs a critical repair and can’t afford it.

I have about given up on having tenants or people who owe me money do work. This is just a personal opinion but I find it always easier (and better quality) to hire a handy person (3rd party) to do the work.
People who owe us money always seem like they are doing us the favor (at their leisure) and the quality usually deteriorates.
The third party handyman gets the job done quick, done correctly and the problem is eliminated. I have lately just chosen to collect rent from tenants or payors and not labor.
Not to mention if the tenant should claim injury the landlord is likely to be exposing themselves to risk that would be unnecessary if they hired that handyman.

I had a double wide metal roof sealed for $80.00, singles for $50-$65. Depends on area, and what you can negotiate. Others have paid more in my area,(Houston area). David.
