You do not need a license to invest in real estate, including flipping, buying foreclosed properties, etc., but if you do, you must disclose it to everyone involved with your transactions.
In reality, this is not a big deal, with the exception of the occasional seller who will think that you are too “slick” to deal with.
The courses designed to obtain a real estate license, at the local community colleges or those offered by the large RE companies, are great sources of knowledge – many who take them do not take the actual test for the license.

I bought the CS book and have not seen any place in the book that mentions problems that arise due to not having a real estate license. Does a license need to be obtained to flip properties or just for buying forclosures to rent out?
