Hi Ron,

Thanks for the reply, and just as I had been thinking, the pickin’s do appear to be rather slim in these parts (SF particularly). Thanks for the clarification.

I’ve noticed a few “We Buy Houses” ads in this past weekends SF Chron. I’ve not called on any because I’ve been stuck trying to understand the logic? That’s what prompted my questions to begin with.

I?m looking for leads on local, or regional areas where I can Bird Dog deals for experience investors as a way for me to get it jumpstarted. That of course is my motivation for asking all these questions.

In as much as I attempt to avoid speculating, I can’t resist asking about your opinion on recent activities by a small portion of Oakland residents who have stirred community wide concerns (not the Raider Nation celebrators), do you think any of these current “Hot Issues” will impact the Oakland market in one way or another? Can you site any historical precedents that have contributed towards the creation of a buyers market? Are you aware of any existing conditions in counties outside the Bay Area (i.e. Sac Valley, Stanislaus County, north coast, etc.) making them more desirable from an investment prospective? I hope I?m not chokin? you here, please don?t hesitate to tell me so:>)

I sincerely hope that you are picking up on my reluctance to “Dis The Town”, I was raised there and love it and the people to the core.

Hi Ron,

I came upon a recent posting of your’s in which you mentioned that you no longer do deals in Oakland, CA. and instead your focus is in the state of OK. Why is this?

As a newbie investor, Bay Area resident, looking to cut my teeth doing wholesale flip deals because all of the great advice I’ve gathered reading posts and How-to articles on the CREonline site strongly suggest so, where if anywhere in the Bay Area would you recommend I concentrate my search for motivated sellers? What’s happening in this market?

I’ll be attending for the first time the next (Feb) local BAIES meeting looking for educational and networking opportunities. As well as purchasing Flipping Properties by William Bronchick and Robert Dahlstrom.

Can you also point me to other local educational and networking resources, both on and offline? I’m ready to learn and make things happen.

Are there any “motivated sellers”–also known as “Desperate Sellers”–in the San Fran Bay Area? Where? You show me.

I’d suggest that you will have to spread you net wide to catch these rare fish. You might want to read Jack Reed’s “How to buy Real Estate for at Least 20 % Below Market Value,” available on his website. It may give you some ideas for finding properties for less than market value around here. I suppose there must be some, otherwise the “we buy houses” ads wouldn’t be in the S F Chronicle paper. I suppose they are still in in there, aren’t they? I haven’t looked in years.
