Hello mreyn,
There is a chance that like many investors these days, the guy you are referring to is simply using his own funds to buy, flip, and finance. Or, he may be managing a private equity fund, family trust, or similar device. He may also be further leveraging his funds by hypothecating the paper he is holding, or selling partial purchase terms in the notes.
Alternatively, he may have built up a warehouse line of credit, a working capital line of credit, a hard-money lending source, or has developed a business relationship with private investors, or a private equity group(s).
All of these avenues present opportunities and challenges of their own in establishing a reliable funding conduit. Credit, financial condition, and previous experience, are always a part of the equation, though in varying degrees. That is more so in today’s economy. Some of the challenges can be overcome through relationship building. Power of Intent will ultimately come into play, unless you are already ahead of the game on the experience and financial grades.
Part of the game is fairly basic, and there are numerous discussions, primarily from John Behle and myself, on those topics, here in the archives. They offer a working guideline for getting started. Beyond that, relationship building and your own determination will be the primary factor in determining your ability to make things happen.
Here are a couple of starting discussions. Also be sure to use key words like “working capital”, “credit lines”, “working lines of credit”, “finding private investors”, and add “+ John Behle” to track down some of his excellent posts on the topical content.

The above links mention Terry Vaughan/Ed Garcia’s Lenders Workshop, which is something you should consider looking into (it is available right through this web site, and you’ll want to check through their bookstore for scheduled dates).
