Question about eviction

Tenants rent was being paid by a mental health facility, rehab center…Tenant decided to pickup and leave the apt. on the 4th of the month with a ton of damage to the unit.

I called rehab center, payee, and said your client/tenant was in our unit this month living there and didnt give 30 day notice - hes a month to month- so you owe me a month rent plus damages! Bottom line is, they wont pay the rent or damages and claim that the unit was un-liveable so the tenant moved out and that I should use his security deposit for repairs, even though the repairs are way beyond the security…what do i do? Does it even pay to bring him to court over 400$ rent owed? Lawyer fees will cost more than that…

I don’t know what state you are in and I understand laws vary from State to State. I would cut my losses, clean it up and move on. That being said, in Texas, you can represent yourself in court. We have gotten many a judgement against people but collecting is a different matter. If the lease was in the tenants name you have to sue him - hard to do if you can’t find him. If lease is in name of facility you stand a better chance of collecting some money.
