Yes. The tenants insurance does not cover the property. Talk to
your insurance agent to make sure you have the coverage you

Hello all,
If you owned a retail investment property and you specify in the lease that the tenant should carry their business insurance in case of glass breakage/theft/battery/assault, should the Landlord also carry a separate insurance for the property?
If such incidents occur on the property, can the tenant’s customer SUE the Landlord also?
Any input is appreciated.

I’m leaning toward getting the general liability insurance even though
the lease says that the tenant is responsible. People who sue go after
everybody that is associated with that property. I don’t want to take
any chances that the tenant policy is not up to date, not paid for, or
does not include the protection of the landlord. I plan to bill my tenant
for the policy.
