I would appreciate people’s opinion regarding the advantages and disadvantages in owning different types of real estate, apartments,office buildings, ministorage, industrial(small business warehouse ie contractor or cabinet maker etc.)Mobile Home Parks. Do the cap rates differ? management problems, economic cycles etc. etc.
Also what is the importance of geographical diversity.

Get the first hundred books from the list below, then when you finish reading those contact me again for my intermediate list.
Read ALL of the mobile home investing books available on this website. America’s most advanaced mobile home investors hang out here and so do the books they write. Start with Lonnies’ Deals On Wheels, then read all the others (twice). An author can spend 10,000 hours of his life gaining invaluable knowlege and experience and then summarize it in a couple day’s reading. There is no greater investment in the world than a well written, informative, ‘how-to-do’ book by someone who has been there and done that. MILLIONS of dollars worth of treasure, for pennies on the million.
I also highly recommend all of the wwritings of:
Jack Miller, John Schaub, Peter Fortunato, and Jimmy Napier, as well as their seminars.
In a class by itself is CREonline’s website. Read until your eyes bleed. The archives are more valuable than gold but cost somewhat less. The more you learn, the more you earn.
So, AlanS, how much would you like to earn? Hint: a million won’t buy what it used to. Thoughts are free so why not choose some big ones?
Also mandatory reading: Jonathan Livingston Seagull, Think and Grow Rich, The Richest Man in Babylon, How to Win Friends And Influence People
Last but probably the most valuable are the works of Tony Robbins. Take his seminar before you take your next breath.
Thats my short list. Perhaps it contains a few more than 100 books and tapes but in will provide you an adequate start.
May I venture a guess than NOONE has ever read ALL of these tomes without making a million dollars in a reasonable amount of time and with a reasonable amount of effort.
Alan, I suggested getting real and instead of getting angry, you did. Now I suggest getting reasonable and getting, reading, and appplying what you learn from the trully GREAT masters mentioned above.
Birds of a feather flock together. Hang out with the GREAT authors listed above and you WILL become like them. Your success will become like theirs.

Go to the main forum of this site and search under “recommended reading” and “recommended books” and other variations. You will quickly have a list of a hundred books. In the end however, you must decide for yourself what you choose to do.
