How does the property tax assessor tell if a property is non-owner occupied?

For Example: If a homeowner lives in a house and then moves out of state and starts renting out their old house as a lease-purchase?

The tax assessors office can look at vehicle registrations to see if the titled owner has a car registered at the property address.

That is one way our local tax assessor audits owner occupant tax status.

Unless you escrow the taxes with the lender, the will have a way to mail tax bills to you and if its not in town, this would be a dead give away. Even if the lender pays your taxes, you will get valuation and other mailings. They get address updates from the Post Office if you have your mail forwarded, so the tax records will be updated. If you are in AZ, this info is used to determine if you are living in the house.
