I visited the LA assessor office and the staff explained it pretty well.

The tax levy rate was indeed at 1% but the total tax added up quite A LOT because of miscellaneous charges.
For example

DIRECT ASSESSMENTS
Solid Waste Fee
Bldg Code Enforc
LA County St Lt
Flood Control
Belvedere Grbage
San Dist #2

and more…

Do you happen to know if I can get the DIRECT ASSESSMENTS charges reduced or dismissed completely? I don’t understand why I need to pay waste fee charges when I pay for the waste removal fee to a 3rd party company.

Hello,

One of the property tax came out higher than I had expected. The site is in Los Angeles, CA. I’m a bit surprised.

I will soon visit the Los Angeles Tax Assessor Office to question and possible get the tax rate reduced.

Where can I find more information online on the procedures to get the tax reduced? Appeal? Administrative processes?

You will never get the tax RATE changed. You might get the assessed value changed.

What’s the deal? Prop 13 limits the ability of the county assessors to change assessed values to something like 2% a year, but they get th reset the values when properties change hands. I lived and invested under that system for 7 years, and I prefer it to what I now experience in Texas.

I never saw a situation (in CA) where a client was unhappy with an assessed value. I see it every day in Texas. The squabbles I saw in CA dealth with whether a particular transaction constituted a “change in ownership.” Because a CIO allows the property to be reassessed to FMV.
