I think he meant he was going to be live in manager for the owner of the duplex where he rents. In that case I don’t think any license is required.

Does anyone know what percentage a property manager makes for a duplex? I’m not sure if this question completely pertains to Real Estate agents but I might manage a house, or duplex soon. I was wondering what percent of the rent I would ask from the owner?? He mentioned 5% but I’m not sure. Please help, it would be greatly appreciated. Thanks

Just rememeber to check out the local regs and requirements for becoming a property manager. In most states, you can manage any property in which you have an ownership or equitable interest stake without any restriction…but once you start charging for managing somebody else’s property, you may need to be licensed.

5% is about right.
If it’s a duplex that would be 5% of both rents or 10% of one rent.
By the way this is an excellent opportunity that most people overlook.
You can make a few extra bucks right at home; you can make sure your home is kept to suit you and it gives you the chance to learn about investing in and managing rentals. If you show an interest your landlord can teach you a lot.
