I don’t know of any review sites that give unbiased reviews, and all the internet sites only attract reviews from motivated people. With software, motivated people are usually people who have had problems. Those problems might be genuine, or they might be due to other problems with the computer that hosted the software - and it is quite hard to tell.
www.reidepot.com has reviews of property management software, but I know that in at least a couple of cases the vendors have reviewed their own software dishonestly, and I also know that vendors have trashed each others software with bogus reviews.
Were I you, I would skip the reviews. Just obtain some demos and try them out and form your own opinions. You have to be careful doing this, though, because some of the programs that look the nicest on the front end are the weakest in terms of overall capability and performance. It takes time to really get a property management program figured out; the really good ones have a great deal of capability that you need time to recognize.
I have looked at a bunch of them and most are crap. A few are nice, and a handful are very capable. Most of them have major holes, though.

I use RealTools and am happy with it, does all that you asked. Their site is niche-sw.com. I have 11 properties currently with tenants.
My requirements were a bit more specific, which you may not need. I needed the capability to allow multiple tenants per property with separate leases (college town). The other programs I looked at only allowed one lease/tenant.
