I am 27 years old and just closed on my 4th property. I wanted to see if I could start up a property management business but I don’t know where to begin. HAven’t read the other posts, but in CO you would need a RE license to do proeprty management for other than yourself. Start there first with your state RE Commission so you know the rules.

Check with your state Dept. of Real Estate to see if you must have an RE license to manage other people’s property for a fee.

I am located in Rexburg, Idaho. They have just turned the local college into a four year university so the demand for property management would be high.

Every state is definetly different, in Hawaii you can manage 100s of properties for one person without a RE license, but if you manange two properties for two different people you need a license.
Makes no sense to me.

I’m a real estate attorney and investor in Boise. There are two groups in Boise you could join for a nominal fee that would provide you with a lot of guidance. They are NARPM (National Assoc. of Residential Property Managers) and IROMA (Idaho Rental Owners and Managers Assoc.) Also, I have a free packet of info and legal forms I could send you. E-mail your mailing address to Lance@RealEstateSolutions.net and I’ll drop it in the mail to you.
Also, contrary to most states, Idaho does NOT require a license nor regulate property managers in any fashion. (At least not yet anyway. The Realtor’s lobby is currently thinking about trying to change that.)

Hey, I was just in Rexburg in July. I bought some oil for my car at the Wal*Mart there. Still have it in my car.
Other people have answered the question pretty well.
You might consider getting a job with an existing company so you can earn as your learn. Then later start your own company. Meanwhile, snatch up all the low/no down deals you can get. Rexburg Will Boom!
