I want to wholesale flip pre-foreclosures. When making offers to banks to either sell the property short or discount the note, the lender may require proof of funds or a letter of credit. What if I find someone who will be willing to “lend” me money or say that they will be willing to lend me money thru a letter of credit so that I can tie up the property and then flip it. I will pay the “lender” 2-3 points for the use of the letter. Is this feasible? What paperwork will I need to make the transaction as arms-length as possible yet still control the transaction? Any suggestions and/or advice would be greatly appreciaated.
