I am a little confused? You want hard money to close in Febuary? and you want to sell your townhouse? I have private money but you dont want to use it unless you exhaust all other efforts. Drop me a line and lets see if what best fits your needs.

I will be closing on a house in late Feb/early March. I just bought a townhouse which is fully rented. I was thinking of just flipping this house so I want to keep it simple and that is why I thought of private money. This is a preconstruction house that I did for 169K and about $2500 in nice touches like tile etc. Great location, in Palm Bay, Florida. 3/2/2 around 1500 sq ft living. I am pretty certain from looking at comps that I can flip for around 215-235K…any suggestions on how to get the best deal on private/hard money? Thanks
