Any recommendations for obtaining financing for SFH rental properties, purchased at 50% LTV? There are just a ton of great rental properties available in my area which would yield in the 25-30% gross range (cash on cash). I already own two properties in the target area, and have not a vacancy for one day in the last 5 years. These were both hard to come by back in the boom time, but now I could probably find one every day if I wanted to, of course I don’t have the cash to buy many outright.

Just seems a great opportunity to expand right now. Just not sure the best way to approach it. Most of these homes are in the $25k-$35k range, and need maybe $5k in repairs prior to renting. Any ideas? How would you approach this?
