Vinyl skirting should run you about $350 to $450, plus a day to install. Have sharp snips, cordless screwdriver (do NOT attempt with a nut driver ? ask me how I know!), a level, a hammer, and a tape measure. And gloves.

Shed? He\, they?re everywhere. Check the feed store, or HoDe/Sears/Lowe?s/Menards et al. Or look in the paper for one for sale. Get a tin shed, or build a wood one to what the park wants. Just do it inexpensively.

A thought ? if the PM truly understands what you?re trying to do, then ask them if they would mind the new tenants putting up the shed. You may find a buyer who works somewhere they can get a deal on a shed, or they have building skills (or a friend/relative who does), and can do it cheaper than you ? finance a lumberyard gift card into the deal for their materials. THEY will be living there, and they will be responsible to not put up a piece of sh*t. Pass off responsibility to the owners whenever you can ? you?re just the bank ? remember that. And, if you do not get a buyer with skills or connections, then put one up.

Hey everyone,

I’m working on my first MH deal, and I was talking with the park manager about what would be required to keep the home on the lot. Two of the biggest items for this home that would be required are a shed and new vinal skirting.

In your experience, how much does a typical MH shed run?

What about vinal skirting?

With both of these items, I’m thinking of doing the work myself… Anyone ever found a used shed somewhere? Any ideas where to look?

This home is in the Lansing, Michigan area.
