Sorry I missed this post. I would just have given each tenant a copy of the former owners document for their court appearance, and focused on any monies due me.

Hello colleagues, I hope you can help me.
The seller of a triplex I bought provided me a signed, notarized Affidavit that all rents were paid in full prior to closing - about 2 months ago.
He has recently trespassed into the building, past the front door, and is issuing “Court orders” for past due rents. One tenant is telling me he can’t make due on what he owes me due to this alleged Court order from the previous owner.
What recourse should I exercise?
Should I have my attorney contact him for trespassing?
I am planning to evict the tenant anyway for several violations of the lease agreement. Should I try to convey this Affidavit to invalidate any court order the previous owner may have to recoup past rents. Is my Title Insurance policy able to cover me in any way on these supposed “past due rent liens” that are in some way interfering with being able to get rent from this problem tenant?
