It all depends on what type of loan you were applying for, whether or not it was for a principal residence, a purchase or a refinance, or home equity, a fixed rate or a variable rate, etc. Also, your state may possibly have requirements for certain disclosures on specific transaction types. Lenders generally do not lose their license for not giving the disclosures, although they are subject to some penalties.

Since most of the disclosures are not required to be signed, as long as the lender has a notation in their file that one was either sent or delivered to you, that is all they need. Most lender have the disclosures signed to prove that they were provided, and when they were provided.

I signed no documents prior to the mortgage closing. If there were documents of any type I did not see them or sign them. I have been told this is against real estate law and the mortgage company could lose their license. Is this true? I typed my email address wrong the first time this question was asked.
