I’m not familar with the script you are describing, but this is what I say “Hi, my name is flipped and I understand the bank has hired an attorney to take your home and I’m here to see what we can do to help.” It is very straight forward and yes some people do get offended, but for the must part they seem to open up an explain what they are doing or what their situation is. I have been using a script at the owners door of the house that is in pre foreclosure that goes something like this. My name is ________. I am not a Real Estate agent wanting to list your property, nor a Bankruptcy lawyer. I am a investors who buys homes and can close quickly. etc. etc. This has worked fairly well for me, but some time ago I saw a rather unique script posted on this site which I cannot find again by searching the archives. I hope someone can help as I am always seeking ways to improve my ratio of getting in the door and seeing if I can solve the home owners problem.
