This may seem like an elementary question but why did Lonnie in his book put in a form for power of attorney. I have wondered how he intended it to be used.

That Power Of Attorney form is a life saver and stress reducer. It is a Virginia DMV form. You have your buyers and sellers sign it so that you can sign the title for them.

Inevitably you or they will forget to sign somewhere or sign in the wrong spot. I got to the point that I used that form only and did not have them sign the titles themselves.

Whenever you go to the DMV you will find each clerk will consider themselves an expert and supreme authority on titles. Each will have a different requirement. I have argued till I was blue in the face. One lady said, “I have been doing this for 20 years Sir.” Once her manager came over and showed her she was wrong it was all I could do to not say “you have been doing it wrong for 20 years!”

Having that form allows you to play the game with the DMV.

ps. One other DMV hint. Always get a copy of the Buyer’s driver’s license and Social Security card. Trust me on this one. It will save you hours at DMV.
