Sounds to me like he wants his cake and EAT it too!

It’s hard to remember when you’re in that situation (gawd do I know) but I keep reading and hearing that he who has the gold makes the rules…

Potential option deal with large #'s- opinions?? - Posted by Charity

This man responded to one of my postcards regarding a luxury home he owns. The comps show it is worth $879,000 and he would like to option it to me for $825,000. I am ok with that, however, he wants to know if we will stipulate that if we don’t have it sold by the end of 6 months we will buy it for $775K. I obviously cannot do this! Are there any suggestions on what to tell him, what else I can propose or anything so he won’t think I am poor?! I know I can get it sold, but I would rather he just option it to me for $775K to begin with. Any suggestions??
