I’m looking at marketing with signs, but only Fr-Sun, as you did. It’s already been proven in my town that signs are not just taken down, but also, you are fined. Everyone does Fr-Sun, no problem.

That being said, I’d like to know where you got your best response from. Medians, telephone poles, yards, etc. Also, you go with the classic, yellow and black “We buy Houses”?

Thanks in advance for any advice. I’d like try to have a little sense that what I’m going to do will work. BTW, I’ve seen 1 outta 100 for just about all incoming calls. Congrats, you’re as good as the pros.

I am in the process of posting the 100 ‘We Buy Houses’ signs that I finally finished making. I have a question for any of you…

I have selected several ‘key’ neighborhoods that I wish to target these signs with. These neighborhoods are probably 6 to 10 blocks square containing 100s of homes. Yesterday my partner and I went to one of the neighborhoods and posted 10 signs on main thoroughfares that meet or are at roads going into/out of the neighborhood. None of the signs were posted inside the neighborhood, only at the borders. The signs were posted to get the northbound/southbound traffic on the eastern & western bordered streets and eastbound/westbound traffic on the northern & southern bordered streets.

None of the signs are posted on a telephone directly in front of anyone’s house.

Is ten signs enough for this size of an area? If I put any more it’ll look obvious that I am completely blanketing the area and complaints could come in from the city. Do you have any better suggestions?

You will learn the best # after a few weeks of trial and error. I posted signs on Friday night, and pulled them down on Monday night for several weeks last year when I was looking for another deal. My rationale for this was to avoid hassles from the county - the first opportunity for people to complain would be Monday morning, and I’m pretty confident that the county can’t get out to look for my signs the same day. :slight_smile:

I averaged about 16 signs, more or less depending on the area I was farming.

I found that I rec’d 1 call for every sign I posted, on average. Most of them were calls that were not deals…but that’s the way it works. Remember one of the key concepts of marketing - repetition. Try to post the signs so that a driver has the opportunity to see more than one. I would put them at consecutive intersections with traffic lights, always on the same side of the street. I also would post the signs in the same locations each weekend.

That way, seeing the first sign may get them to think about it…and seeing the second sign gives them the opportunity to write down the number.

I only used the signs for about 6 weeks, and got one deal before I got too busy with work and school to keep it up. So maybe I spoke with 100 people, and got one deal from it.

It was a condo with low equity. Seller and I split closing, which came to about $1700 each outta pocket. Unit gives me a $100/mo cash flow after expenses and repair reserves, so I start making my money on this one in late 2003. :slight_smile:

Well, these signs that I post are up for good. I am not about to pull 'em down unless I get a complaint. It’s too much work.

Thanks for the response. I’ll keep doing what I am doing with where I am posting them.
