Around 11 month.The owner doesn’t have any documents from the court house that she can show me. So I don’t know what stage of foreclosure she is at, if there’s a trustee’s sale or not. Since the mortgage is paid off, don’t know what the process of foreclosure is, and if she has any chance to postpond or renegociate. I’m in the process of finding from the court house.

I got a situation that the owner of the mobile home owes about 4000k in space rent, also her husband was on drugs, the park had a lawsuit and get to evict her. She doesn’t want the part to take her house, and trying to sell it to me.
the deal: 24x54, build in 87, park is pretty nice. needs new carpet, new room, 1 new bath room and some water damage work.

she wants $5000 (initially wanted $10000)
no mortgage
owe space rent $4000
might owe property tax, she’s finding that out

fix up estimate is $8000

before fix value is 43,000
after fix value is 55,000

Planning to fix up and resale. the market is pretty strong. The mobile is in Los Angeles county, CA

I want to make an offer but can’t get hold of the park atterney to really find out what’s going on, the park manager is not cooperating.
The lady also needs to track down her husband for the paper work. The escrow company says there’s no quit claim deed on Mobile homes in CA… My questions are

  1. do I have to worry about the park managment? although they are evicting her, she still owns the house…if I pay off the back rent, it’ll probably be okay?

  2. I’ll tell her to get a Power of Attorney from her husband so that we don’t need him for the signature in the future. He should only need to sign the Power of Attorney, and the wife can take over signing the purchase agreement and the escrow documents?
