For anyone interested, while I was on duty yesterday I constructed a Pocket PC Excel Spreadsheet that will calculate monthly payments for you. It allows you to:
- enter the lot rent
- monthly insurance
- modify any value from interest to downpayment
With this you can monkey with your numbers till they work for you and the buyer, and without messing with a calculator and a bunch of paper. It’s freeware/free of charge so just email me if you’d like a copy and I’ll shoot it over.
Best part, down at the bottom of the sheet where your buyer won’t see, it will tell you your cut, percentage and $$$!
