Anyone have any ideas how I can drive a truck approximately 25 days a month and be a real estate investor at the same time ?? im only home about 4 days a month. I sincerely want to do this. I’ve been on creonline for years. I’ve read posts, and success stories, go to chat room often. I have my laptop computer on the truck with me and could probably log on 3-4 times a week. Believe so strongly it works, and that i can do anything, just lack of time. I aspire to do such great things. I have STEVE COOKS FLIPPING BOOK, BRONCHICKS FLIPPING BOOK, KEVIN MYERS FIND IT FIX IT SELL IT PROFIT, AND CARLETONS COURSE. Any thoughts would be greatly appreciated. I’m 40yrs old at this rate i’ll never catch ZACK WEIST, LAZARRO MARGANNON, AND SEAN HOPPE… lol…
I feel I know everyone on carletons infomercial personally I watch it so much to stay motivated and enjoy seeing new faces every few months. Thanks in advance for any ideas or advice I sincerely appreciate it.

Leads can be sold, or shared in a partner type arrangement. Your exposure to real estate is not limited to one kind of property, and this is a big plus. There are opportunities in all kinse of things. Houses of course. Divorce is a big player in the single family house market. Have you ever just been hanging around a truck stop and heard someone start to talk about a divorce? I would bet you have …Network. How about the guy who is having trouble making ends meet (truck payments)? Perhaps he has some other problems…Network.

A fellow I know travels around the country looking for sites to erect billboards, nothing else. He does very well. Another old retired trucker that I know found a little river bottom farm to buy real cheap. Last I heard he had sold over $500,000 worth of gravel from the river bottom, and he was doing O.K.

There is a lot of opportunity where you travel, just learn to see it. You need a phone, and I would bet you already have one, and a good network. If you do not know what to do with it, then sell the lead to sombody who does, or partner up with some experienced person.

The opportunity is endless, just get on with it.

Network your way to success. In the course of what you do, talk to everyone you can. Build a network of eyes and ears which will feed deals to you. Post info at truck stops, etc. saying you want to buy. Most important is follow up. If you do it, deals will happen.

Those 4 days that you are home, start doing some form of advertising for motivated sellers, bandit signs, post cards, foreclosure notices ect…
Then set up a voicemail system for any prospects to call leave their number and you call them back when you get a chance. You can call from your cell phone to retrieve their messages.
Find out what you can, most cities have the property owners, taxes and assessment online, you can even check comps. It sounds like you drive over the road, so this will be a hurdle, but not impossible. Do you drive the same rout monthly? All it would take is one great deal that would allow you to drive local, and this would allow you more time to meet and find deals from motivated sellers.
I am sure you will get more Ideas and suggestions from other posters.

In this game key factor is finding leads and motivated sellers. Since you run all over the places you have better chances of meeting people and asking for any leads. you can listen to audio tapes all day long.

Honestly Walt, you might have the greatest advantage over most of us newbies, you get to move around. All you have to do now is keep your eyes open. Have you finished Bronschicks book yet? I am reading that one too (great book by the way). Since you get to drive around almost everyday, you get to see properties that are crying out for help, so all you have to do is either get down numbers or addresses, and on your off days, even if it is one day in a month, you go there and talk to the owner or find out about the owner, and follow the steps in the books that you are reading (Bronschick) and hopefully, lets say everymonth you find 5-10 good distressed properties, follow instructions, get a good discount, make an offer, get a contract, and assign the contract to someone else. After 6months or a year, you might be able to say good by the trucking industry unless you really enjoy it and focus on rei.
I am 21 and I have time on my side, you are 40 and you have experience in the world on your side, I guess you are not in any form of disadvantage. You can go places or talk to folks I might not gather enough courage to.

I will chime in on the selling leads. I have been investing for a year now. Only have 2 full rehabs under my belt mind you… I’m unfortunatly not one of the ones that can make a fortune in the first year! LOL

With the leads I do get though off my signs, at least a third of them are motivated, even if not at the point I am looking for. With 500-1K Flip fees, those low equity pretty house deals can add up, or the low income areas that Landlords LOVE! Also the Flipping contracts can help (Working on my first of these now)
We started with a year in savings… a year ago,and still have that after a year living expenses, and have the second rehab up for sell which will net me 15-18K (We partnered the deal) So in between… the passing deals to other investors has helped out.
There are MANY MANY Ways to invest… so those leads that call you and you don’t want that kind of deal ? Why not make a little $$ on passing it to those that DO Want those deals. Networking is a lifesaver in this business… learning who is looking for what can make you very nice money, even if that is all you do.
