  1. Sellers in divorce
  2. Sellers in default (preforeclosure)
  3. Trustee sales (foreclosure auction)
  4. Bank-owned properties (REO)
  5. Job transfers
  6. For Sale By Owners (FSBO)
  7. Tired landlords
  8. Vacant homes
  9. Estate sales (death of owner)
  10. Etc., etc.

There’s more than one way to find a deal.

You’re looking for motivated sellers, and you’re right! With the number of buyers in the market today, HUD ain’t too motivated. But, don’t rule them out. You’ll find a gem every now and then. You just need to have other sources working for you as well.

i JUST CANT SEEM TO FIND THE HOMES EVERYONE TALKS ABOUT THAT THEY CAN FIND AT DISCOUNT!!! hud homes in my area are sometimes at a discount, but not 20 to 50% below market.
