I have been a part-time investor for 15 years. I am sitting in a house right now that I expect to make 40k on for 6-7 months of renovation work. I will tell you what I tell everyone in your shoes.

  1. No money…Partner up with a family member or someone you KNOW you can trust with money. Older relatives are great resourses of cash. They usually have more cash in the bank than they can ever hope to spend. They would be glad to be partners with you just to have someone to talk to and be involved in something!!

  2. You do not have to spend hundres of dollars on “systems” you see on tv. You can buy a number of good books by Dave glubetich. My favorite is “The Monopoly Game”

  3. Make real estate your hobby. My wife and I look in the paper every sunday for “open houses” we go around to them just to see what the competition is doing, what the houses look like, what the price is. Talk to people who are in the biz.

Presently I am seeking information, regarding avenues. Which will make it possible for a small time investor such as myself, to make my first purchase. Unfortunately I have little money to bring to the table. So please, if there is any advice you could give me, on overcoming this obstacle…send immediately. Thanks… :^)
