You can take over the payments, but the bank will hold your brother responsible for the loan until you can qualify on your own to assume it. Same qualifications as a new mortgage.

I would like to know if my brother and I can buy a property using just his credit to get the mortgage, then some how relieve him of his mortgage so that my wife and I can own the property in our name. can this be done? if yes how would it work. thanks in advance this is a great SITE.
