Separate APN’s does not necessarily mean separate “legal” parcels, even if adjacent. Depending on where you live, you may need to comply with specific subdivision requirements in order to have the county deem the two parcels as separate legal parcels. It may be as simple as applying to the county for certificates of compliance on the parcels.

I own 2 adjoining parcels which were recorded on one deed. I refinanced the entire mortgage using the improved parcel as security, intending to own the unimproved parcel free and clear. Appraisal & title search went well, at closing the lender states that my county requires that they have both parcel numbers on the trust deed. The second parcel was not considered in the appraisal. How do I go about separating the two parcels in the eyes of the county & lender? The parcels already have separate tax bills and APN numbers.
