If you have many units, or you have another business that requires an office anyway like an attorney, real estate broker, insurance agency etc. then a physical address would be good.

But for an average landlord with 20 or 30 rentals a post office box makes the most sence for rent delivery.

Anyone have any recommendations on where to get a PO Box? The post office seems cheapest but your address is a PO Box. I checked out Mailboxes Etc (UPS Store) and they are $25/mo…seems a bit pricey.
Any ideas?

I’ve used a privately owned mail service for over 22 years. I move on average once a year and sending out change-of-address notices got really old. I don’t have 24-hour access and their facility reeks of cigarette smoke but they’re dirt cheap. I would never send someone there to drop something off though.

Now I’ve opened a business box close to where I reside now. It’s the smallest box at Mail Boxes Etc. and costs only $12 or $13 a month. Anything that doesn’t fit, they’ll put a note in the box and hold for me. I don’t need 24-hour access so this will work fine and saves me the cost of the larger box. They better just put my name on a tray because none of the stuff coming my way will fit in the box.

The other benefit to having a physical address is that your residents have a place to drop off their monthly rent checks.

I have an account at MBE and it only costs my $12/month for a little box (I pay for 1 year in advance to get the discounted price.) It gives me an actual street address which is alot better in my opinion that a PO Box. Alot of people see PO Box and think you are probably working out of a phone booth or are about ready to skip town.

MBE also allows me to get fedex and UPS packages which you can’t receive at a PO Box. In addition, I can get my tenants, clients, courrier services, etc. to drop off items to my MBE box. Good luck getting the post office to accept any delievered item without a stamp on it.

I’ve had my account with MBE for several years and it works great.

i have found in several cases people are uneasy about a PO Box on your business card. i currently have a PO box at the post office and many people have made comments about my business address being a PO Box.
thats why i was looking into Mailboxes Etc because you get a physical street address with your PO Box.

Interesting about the tenants dropping off items. MBE has refused to accept anything without a stamp.

Maybe it was a local ownership policy.

I agree I have a PMB (Personal mail box). It works great. Whats nice is its on one of the main streets here so I get a good address rather than the PO BOX 123 thing. And like you said its great for tenants, ups, fed ex, etc.

& I get the return mail there!

For us it is … Someone timestamps payments made after 5pm on the 25th, and counts them as late.
Large incentives for paying on time. (Or said another way, heavy penalties for not.)

Each outlet is a franchise, so yes it’s local policy. After all, FedEx and other delivery/courrier companies don’t use postage stamps.
